Myrtle Beach Property Management

When renting property its always important to know your tenants. it’s illegal to discriminate against a tenant for their Age, Sex, Race, Color, Religion, National Origin, Familial Status, Pregnant Women and Handicap. Discriminating a potential renter because they are a felon is not illegal. Be mindful of who you put in your property. Especially multi family properties. Most tenants want a safe place to live and you can help keep your property safe by not allowing convicted criminals in your property.

At Coastal Premier Realty, LLC we make sure that all our applicants are screened for criminal activity.

Myrtle Beach Rentals- Renting with Pets

When looking for rental properties that allow pets in the Myrtle Beach area your options will be more limited than if you did not have your pet. We know you won't be getting rid of your pet who to most is a member of the family. Why do landlord not rent to pet owners? Well most don't rent to pet owners because of the stereotype that renters with pets will destroy your property. Others won't rent to pet owners because they are not allowed to because of homeowner association rules. There are some owners that can not rent to pet owners because they will loose their insurance if pets are allowed on the property. (this is especially true if you have an aggressive breed of a dog such as a pit bull).

So if you don't want to give up your pet how can you convince landlords to rent to you?

First show that you are a responsible tenant by getting past landlords to give you references. This will show you have a good track record and that having a pet has not caused a burden on former and current landlords.

Second be prepared to pay additional deposit money to secure the rental property you will reside in. Landlords may also charge additional amounts for rent when allowing a pet. You may also be required to pay an upfront pet fee that is non refundable.

Third consider if you have a dog or a trainable pet to get professional training and show landlords proof . A professionally trained dog is more likely to gain landlords approval than one that is not.

Fourth be prepared to accept a property that may not have the newest carpet. Landlords are more likely to let pets in apartments with older carpet that will need to be replaced anyway in a few years.

Good luck! if you would like to get a list of properties currently for rent that allow pets please email info@coastalpremierrealty.com or visit www.coastalpremierrealty.com

Myrtle Beach Rentals- how to get your security deposit lowered

1Prepare a list of references and past landlord that will recommend you as a quality tenant. Make sure you ask them before you start having your potential landlord call.

Step2Allow your potential landlord to make an visit to your property to show the condition you keep it in. They may want to make an unannounced visit so you just don't clean up that one time they come over.

Step3Trade services for a reduction in security deposit. If you see that a room needs to be painted offer to do the work yourself if the landlord will take it off your security deposit.

Step4Sign a longer term lease. If you have good rental history signing a longer lease than the standard one year may make your new landlord think about lowering your security deposit. if you have stayed at previous residences longer than a year already it gives you even more credibility.

Myrtle Beach Rentals- True costs of renting

What will the true cost of renting an apartment be. Most times people only look at the rental price and forget about the additional costs that are associated with renting an apartment or home.

For a free spreadsheet to easily find how much your next apartment will cost email info@coastalpremierrealty.com and put in the message "FREE SPREADSHEET"

Make sure you do not just look at the cost of the rent. Some apartments may have cheap rent but all your other associated expenses such as utilities, parking fees, and insurance will be much more than an apartment that is a little more expensive.

When evaluating different properties to rent, you may also want to consider your gas expense. For example, sometimes saving $50 dollars on rent will cost you $100 per month extra on gas beacuse you will be traveling farther distance to your frequent destinations.

If you need help or have questions about how to evaluate an apartment you are looking to move into email info@coastalpremierrealty.com or visit http://www.ccurentals.com/ and look in the frequently asked questions section.
